Frequently Asked Questions

How is this different from hiring a marketing agency?

Agencies are vendors. They bill you monthly for time or tactics, and if you leave, you start over. The AI-Powered Growth Engine™ is a partnership. We act as an extension of your team and everything we build is yours: the content, the lead nurturing automation, the Engine Room™, and access to all HubSpot and Engine Room™ training. With Velocity23, you’re building an asset, not renting a service.

We don't have time to write content.

That’s exactly why we built this program around AI. Your team member takes our brief, drops it into the Engine Room™ Content Assistant, triggers a skill, answers a few questions, and has a publish-ready blog post in under 10 minutes. This isn’t adding hours to someone’s week. It’s replacing hours of work with minutes. With how important content has become for online visibility and business growth, you can’t afford to wait weeks for someone else to produce it or settle for something subpar.

How quickly will we see results?

With the phased content build and a minimum $2,500/month ad spend, most builders see pipeline impact within 3 to 6 months. Full Growth Engine™ maturity, where compounding really kicks in, happens around 9 to 12 months.

What if the market changes?

That’s the whole point. The market always changes, and the Growth Engine™ is designed to be resilient regardless of conditions. Sterling Homes started their program right before a local recession and produced some of the best results we’ve ever seen. You’re nurturing leads across the entire 3 to 18 month buying journey. When the market heats up, those nurtured leads convert. When it cools down, you’re still building pipeline.

What if we already have a marketing agency?

You don’t have to stop working with them. We’ve worked alongside other agencies for years, and it’s very common. If another agency is handling your paid ads, social media management, or anything outside the Growth Engine’s scope, they can absolutely keep doing that. The Growth Engine covers strategy, content, nurturing, and reporting. Where there’s overlap, builders usually transition that work over to the program naturally over time. And on the flip side, with the Engine Room and all the AI tools at your fingertips, some builders will find that the other agencies they’re paying don’t make as much financial sense anymore. That’s your call. The option to reduce that overhead is there if you want it.

What if our team isn't tech-savvy?

You don’t need to be. The Engine Room is designed so that someone with zero AI experience can produce results on day one. We train your team during onboarding, and the Builder Collective has weekly office hours where your people can ask questions in real time. HubSpot has a learning curve, but your team gets full training. And we handle the setup and configuration and all your ongoing maintenance and support. Your team just needs to work within the system we build. If they can use email and a web browser, they can run the Growth Engine™.

Who on our team should be doing this?

Two seats are included. Ideally your marketing director or manager (strategy oversight) and a marketing coordinator (content execution). Your leadership team can join monthly strategy meetings without needing their own seats.

Do we need HubSpot? What subscriptions do we need?

Yes, HubSpot is required. It’s the brain and the central platform for the entire program. Everything runs through it: your CRM, lead nurturing, automation, reporting, and email marketing. You’ll need HubSpot Marketing Hub Professional+ and Sales Hub Enterprise, plus the $250 template migration. If you’re not on HubSpot yet, let us know and we’ll get your subscription lined up. We’ve been a HubSpot partner for 15 years, the first partner to specialize in the home building industry, and one of the few partners to have a personal endorsement from HubSpot chairman and co-founder Brian Halligan. (See Brian’s endorsement below.) As a long-standing partner, we can often help you secure discounts on your subscription.

What if we already have HubSpot set up?

That’s great, and it means we can get started faster since the platform is already in place. That said, most existing HubSpot setups need some untangling before we can layer the Growth Engine on top. We’ll audit your current properties, workflows, and automations, then figure out what aligns with our system and what needs to be adjusted or merged. It’s normal and it’s part of the implementation process. The implementation fee is the same whether you’re starting fresh or working with an existing setup.

Can we build a Growth Engine™ for multiple buyer personas?

Absolutely, and that’s where the real compounding happens. Sterling Homes did exactly this. They built their first Growth Engine for first-time buyers, then stacked a second for move-up buyers, then a third for downsizers. Each Growth Engine compounds on its own, and together they compound on each other. That’s how they saw that hockey stick growth curve over three years. But the fastest way to get there is to pick your primary buyer persona and build a complete Growth Engine for that one first. From our experience, builders who try to tackle multiple personas at the same time end up extending how long it takes to build out a full engine, which delays results and ROI.

Can our team share a Claude login instead of having individual seats?

Claude Teams is required because it unlocks the Projects feature, which is what we use to build out your Engine Roomassistants. The plan includes five seats for your team. You’ll also need one additional premium seat for our team so we can continue rolling out improvements to your Engine Room, adding new skills, building additional assistants, and managing integrations with your other software. As for sharing, some assistants work fine with a shared login. The Content Assistant, Social Media Assistant, and Data & Analytics Assistant are role-based, so sharing works as long as two people aren’t using the same project at the same time. The Executive Assistant is personalized to one person’s role, priorities, and communication style, so sharing it defeats the purpose. For most builder marketing teams with 2-3 people, the included five seats are more than enough.

What exactly is market exclusivity? How do you define a market?

A market is generally a metro area or major city and its surrounding communities. Phoenix would be one market. Tucson would be separate. If another builder applies and operates in your market, we come to you first. You have the first right of refusal. If you feel they’d be a competitor or a conflict of interest in any way, you make the call and we won’t accept them. We don’t decide that for you. That’s how we guarantee exclusivity.

We build in more than one market. Can we get exclusivity in both?

Your program covers one primary market area with full exclusivity. Additional market exclusivity is available at $2,500/month per market. Each additional market includes its own keyword research, competitive monitoring, local SEO tracking, market-specific content briefs, and a dedicated section in your monthly report with a separate strategy review. Because each market has its own search landscape, competitors, and content opportunities, the additional investment reflects the real work involved in covering that market properly.

What happens after the first 12 months?

Everything goes month to month. Same price, same deliverables, same team. Your referral discounts carry forward. You can pause or cancel with 30 days written notice. But here’s what we recommend: once your first Growth Engine is built and compounding, you build a second one for your next buyer persona. That’s exactly what Sterling Homes did. They started with first-time buyers, then built a second Growth Engine for move-up buyers, then a third for downsizers. Each Growth Engine compounds on its own, and together they compound on each other. That’s how Sterling saw that hockey stick growth curve over three years. Most builders stay because by month 12 the compounding is real, and the next Growth Engine is where things get really exciting.

What if we need more than 5 briefs per month?

Have other content needs or ideas beyond the monthly briefs? Additional briefs are available at $300 each. Same quality. 48-hour turnaround.

Does the ad spend recommendation cover platforms like Realtor.com and Zillow?

The minimum $2,500/month ad spend covers Meta, Google, and retargeting. We provide recommended splits and ratios for how that budget should be allocated across those channels based on your market and goals. Spending on listing platforms like Realtor.com, Zillow, or other portals would be separate from that recommended budget. Those platforms can have a place in your overall marketing mix, but they operate differently from the paid channels we optimize as part of the Growth Engine.

We're launching a new community. Can this program help?

This is one of the most powerful applications of the Growth Engine. We can research local search volume and keywords for a new area months before you break ground. Your content strategy can include community-specific content that builds visibility and collects leads before the community even opens. Your Engine Room assistants already know your communities, floor plans, and pricing, so they can produce community-specific content and emails as soon as you’re ready to promote. The earlier you start, the more pipeline you have on opening day.

Can the Engine Room™ connect to our construction management software or ERP?

Yes. Your Engine Room™ connects to other platforms through API integrations, and the ability to build custom integrations has become significantly faster and more affordable. If you need a direct integration between your ERP, construction management software, or other systems and HubSpot or the Engine Room, we’ll do a discovery session and put together a quote for that. It’s not included in the base program, but it’s very doable and our development team handles these regularly.

Can we switch to Done-For-You later?

Yes. You can upgrade to our DFY Growth Engine Framework at any time.

What if we need to cancel before 12 months?

The program requires a 12-month minimum commitment because the Growth Engine needs time to compound. If circumstances change and you need to exit early, the remaining months on your commitment are still payable. We structure it this way because the results depend on consistency, and we want every builder fully committed to getting there.

Do we really own everything if we cancel?

Yes. Everything we build is yours. The Engine Room, all content, all templates, all HubSpot configuration, your brand voice document, buyer persona research, content strategy, and every automation we set up. If you cancel, you walk away with a fully built marketing system. What stops is the ongoing support: monthly content briefs, HubSpot support, automation maintenance, reporting, strategy meetings, Engine Room updates, and premium Builder Collective access. But the system itself stays with you. You can hand it off to another team, run it yourself, or take it to another agency. We don’t hold anything hostage.

What forms of payment do you accept?

US builders: We accept ACH payment or credit card for the initial payment. Monthly payments are automatically billed to a credit card each month.

Canadian builders: We accept Interac e-Transfer, bank transfer, or credit card for the initial payment. Monthly payments are automatically billed to a credit card each month.

What's the $1,000 deposit to reserve a market?

The deposit holds your market while you’re going through the fit call process. It’s fully refundable if we determine it’s not the right fit or if you decide not to move forward. If you do move forward, it gets applied to your implementation fee. We do this because markets are exclusive and to avoid situations where two builders from the same market are going through the process at the same time. The deposit makes sure your market doesn’t get claimed while you’re still deciding.
